We have extensive experience designing multi-family residences, including senior housing, apartment complexes, and care facilities. Our clients include government agencies, hospitals, and private developers.

Collingwood Green phases 4 & 5 are a Lucas County Metropolitan Housing / National Church Residences mixed-used development near I-75 and Downtown Toledo. This final phase highlights 55 family townhomes and 75 senior apartments and includes community space, fitness center, media room, and warming kitchen.. The development was awarded $5.9M in HUD Section 202 funding to offset a portion of the $41.5M  budgeted construction costs. Associated roadway improvements include 1550 linear feet on dedicated public roadway which links the three prior phases with the 2023 new-build. 

 Collingwood Green Phase I is 55+ senior community featuring 65 one- and two-bedroom and garden style apartments. The 68,000-square-foot  four-story structure embraces the aging in place amenities and met the goals of Enterprise Green Communities.

 Collingwood Green Phases 2 & 3 added 123 multi-family units consisting of 2-, 3-, and 4-bedroom units.

The Colony Lofts is a $42M residential development slated for ProMedica Parkway and Central Avenue in West Toledo. The public-private sector joint venture multi-family project was a recipient of a $7M Toledo-Lucas County Port Authority loan and received $36M in construction financing to create 262 class-A apartments, a clubhouse, and restaurant. Groundbreaking for the Frank Kass project is scheduled for 2022 and the development is already proving to be a catalyst for commercial and healthcare development.

 Warren Commons is a 46-unit permanent supportive housing new-build on the site of the former Warren Elementary School in Toledo. The $11M construction budget was augmented with state tax credits through the Ohio Housing Finance Agency with construction slated to start in 2022.

 Currently in the design process, Lewandowski Engineers is teaming with M+A Architects for the Village On The Green multi-family development in Toledo’s UpTown District. The Columbus-based Windsor Companies plan incorporates 125 apartments, six townhouse and the adaptive re-use of the iconic Bud-n-Lukes restaurant. The Toledo Lucas County Plan Commission approved the project in fall of 2021.

In 2020 we welcomed the completion of the Marina District Lofts on the east bank of the Maumee River.   The $50M mixed-use development features 360 class A units, clubhouse, Bag-O-Nails restaurant and features a joint development greenwater man-made wetland that outlets at Kayak Cove.
